Background

Quintain is one of the largest mixed-use developers in Ireland, with a landbank that can accommodate over 9,000 residential units and almost 1m square feet of commercial space. 

Working as part of a small, dedicated team, the Associate Director – Development (AD) will play a key role in the successful delivery of a series of residential and mixed-use projects. The AD will lead their own projects and assist the Development Director with strategic landbank wide projects and new site acquisitions. The AD will provide guidance and mentoring to junior team members to ensure that they are progressing as required and the strategic goals of the business are implemented through all projects. 

Key Accountabilities:

Project Management: Responsible for the management of mid-large scale property development projects from inception to completion. This includes:

  • Initial site appraisals, financial and legal due diligence
  • Appointing and managing design teams (and associated budgets)
  • Directing the design development in line with business plan targets
  • Securing planning permission
  • Supporting the construction project management team during detailed design and tender stages 
  • Liaise with sale and marketing teams throughout project to ensure alignment to budget and target market

Financial Analysis: The AD will be responsible for their project financial models, feasibility studies, and investment returns. Your insights guide investment decisions, ensuring optimal utilization of resources and maximizing returns.  The AD will keep ‘ownership’ of the project throughout the project lifecycle to ensure continued alignment to business plan objectives and all opportunities for value add are identified and exploited.

Risk Assessment and Mitigation: The AD will be responsible for assessing potential risks associated with development projects. This involves evaluating regulatory compliance, environmental impact, and financial feasibility. A knowledge of efficient building design is essential to ensure cost risk is minimised.

Negotiations and Contracts: The AD will be adept at leading negotiations on agreements with consultants, agents, purchasers, tenants and other stakeholders. Attention to detail and legal acumen are vital to ensure favourable terms and mitigate risks.

Stakeholder Engagement: Effective communication with internal and external stakeholders is essential. The AD will collaborate with local authorities, community members, and investors to build consensus and address concerns.

Strategic Planning & Vision: The AD will play a pivotal role in shaping the long-term vision for company. This involves analyzing market trends, identifying growth opportunities and formulating strategic plans to achieve organizational objectives.

Reporting and Accountability: Regular reporting to senior management and stakeholders is essential. Transparency and accountability are critical for project success. The AD will be an excellent communicator, comfortable presenting to leadership teams. 

Team Leadership: As a leader, you inspire and guide your team. Motivating development team members, appointed consultants and stakeholders to ensure successful project execution.

Sustainability and Innovation: Associate Directors drive sustainable practices and innovative solutions. Balancing economic viability with environmental and social responsibility is part of your mandate.

General Accountabilities:

  • Undertake additional relevant duties which fall under the general scope of the role, as directed by your Manager, raising any issues with capacity so they can be properly managed;
  • Remain knowledgeable about Group activities, benefiting from all forms of internal communication provided and acting as a positive ambassador for the Company at all times;
  • Use materials and resources effectively and efficiently to minimise waste and consider the impact of potential actions on the environment before taking business decisions.

Qualifications and Experience:

  • MSCSI/MRICS qualified or equivalent;
  • Experience of taking projects through the development lifecycle;
  • Familiar with all aspects of planning, pre-construction, construction and sales/leasing process;
  • Proven experience of residential and/or commercial delivery, with circa 10+ years’ experience, ideally on medium / large scale projects;
  • Experience leading Commercial/Residential Real Estate transactions. 
  • Stakeholder reporting  

Core Competencies of the Role:

  • Excellent written and verbal communication skills, strong presentation skills; 
  • Ability to build good relationships and navigate complex and demanding situations;
  • Highly numerate with ability to apply these skills using Excel spreadsheet techniques for development schemes;
  • Good commercial understanding of the legal process in respect of commercial real estate agreements (and associated mapping), establishing Development Agreements and applying the terms of the DA’s once they become live;
  • Strong project management skills for coordinating resources, timeline and budgets effectively;
  • Flexible and dynamic, comfortable with challenges and innovating for change.
