Quintain is one of the largest mixed-use developers in Ireland, with a landbank that can accommodate over 9,000 residential units and almost 1m square feet of commercial space. 

Reporting to the Managing Partner, the role of the Architect will form part of the Development team based in Dublin.  There will be the opportunity to work proactively and collaboratively with other members of the Quintain team to deliver what is a ground-breaking development. 

The role will involve close interaction with the development team, consultants and the real estate operations team. This is a fantastic opportunity for a highly motivated and ambitious architect who wants to work on exciting projects which will include residential, commercial, retail and master planning.

Job Purpose

To be an efficient employer’s representative and proactive architect, supporting and being an integral part of the Quintain Development team.

Key Accountabilities

Work with the various Quintain teams through all stages of the development cycle, including feasibility/pre-planning assessments/massing and master planning, planning permission/applications  and construction and delivery stages of current and future projects, which will range across a varied range of project typologies, such as; Residential, Master planning, Commercial, Mixed Use

In this role, you will manage projects through construction to delivery, where you will play a key role on the success of projects and work with both Construction and Development teams

Assist more on the technical than the creative 

Ensure external architects are designing houses that do not create cost issues from a technical perspective without impacting our quality vision

For apt blocks, the architect will effectively police gross to net efficiency and in general police our RFP economics targets and flag to Development / Construction Team if they are being missed to see if there are reasons from a commercial, revenue and customer perspective that you are happy to alter for particular houses or locations to ensure our neighbourhoods do not become bland

Ensure development team vision and customer design intent is retained throughout the pre commencement and construction stage

Provide a good independent opinion on house design if agreement cannot be reached between construction and development on design aspects to assist resolutions

Strong Design & Presentation skills, and a focus on both creative interior, exterior and estate layouts and technical standards, creative and practical house specification (interior and exterior) and build methodologies, which demonstrate an ability to bring cost efficiency and creative flair to our projects

Clear understanding of all the planning and statutory standards, processes and guidelines, and all building regulations

Assist and prepare design briefs and monitor and audit our 3rd party design consultants design and layout outputs through the planning, detailed design and construction phases

Capable of preparing Planning and Tender packages for new projects, and a clear understanding of construction programmes

Ensure development team vision and customer design intent is retained throughout the pre commencement and construction stage

Attendance at meetings with project teams and other stakeholders

Working closely with the Quality Manager

Mech & Elec understanding

Ability to go through Cost plan and actively take part/interrogate cost plans

Qualifications and Experience

A detailed working knowledge of Irish Planning, Building Regulation and Building Control Legislation

Strong Dublin experience so they can ensure we hit our design intent both from an external street environment (road widths, house widths, bins, cycle storage) and from a house perspective the design, layouts and specifications will not result in a cost surprise as a result of the architect fully focusing on creative and not technical

Have excellent CAD, Photoshop and Revit

Ability to manage multiple projects and a variety of tasks at once

Education qualification in Architecture

RIAI Registered

Minimum of 10 years post-graduate experience

Project experience should include residential and commercial projects

Proven success taking projects through to completion

Varied site experience desired, both low and higher density apartment sites

Excellent communication, organisational and presentation skills

Previous architectural experience in Ireland is important

Please present 3 to 4 case study examples of development projects, including traditional housing schemes, and higher-density apartment/mixed use schemes (including PRS/BTR schemes), which best demonstrate the depth and knowledge of your architectural design and project delivery knowledge

Proactive architect with strong experience in all stages of project delivery (schematic design, design development and construction)
